Disadvantages:

Modified bitumen roofing is easy to install, making it ideal for new construction.

Modified bitumen roofing is affordable for budget-conscious commercial building owners.

Modified bitumen roofing requires only occasional cleaning and repairs to last.

Disadvantages:

Built-up roofing is more durable than modified bitumen roofing.
